sales process

Ett bostadsköp är en stor och viktig affär och vi vill att du ska känna det tryggt och bekvämt att köpa en bostad av oss. Därför vill vi nämna de viktigaste punkterna för att du ska känna till de olika stegen i köpprocessen och i vilken ordning saker och ting sker. Att bli ägare av en bostadsrätt innebär att du betalar en insats och köper en andel och medlemskap i en bostadsrättsförening. En bostadsrätt är rätten att nyttja en bostad i obegränsad tid, så länge man följer föreningens stadgar och betalar månadsavgifterna. Föreningen i sin tur äger fastigheten med tillhörande byggnader.
Broker contact
After you submit your expression of interest, the responsible broker will contact you by phone to provide you with more information about the project, its current status and the next steps. This is also an opportunity for you to ask questions regarding Gomera Star.

Reservation
Once you have chosen a property, a reservation fee of EUR 10,000 plus VAT will be charged. Upon payment, you will receive a receipt for the down payment.
Contracts
Once the builder has received the reservation fee in his account, a purchase contract will be drawn up and signed.
Partial payment
Two months after the signing of the purchase contract, an instalment of 30% of the purchase price, plus VAT, shall be paid. For this payment you will receive a bank guarantee. The remaining amount is paid upon admission.
Waiver of the purchase contract
If, after signing the purchase contract, you decide to cancel the purchase, you will lose the paid reservation fee and any instalments.
Selling your home
If you intend to sell your current home, it's time to start preparing for the sale. We can help you create a plan for the sale that is in line with the move-in of the new home.
Pre-check
Before entering your new home, a pre-check will be carried out where we will make sure that you have received what you ordered and note any visible defects and deficiencies. After you have been admitted to the residence, you have two weeks to submit a list of any faults or deficiencies detected.
Guarantees
The developer guarantees the action of malfunctions (such as cabinets, windows, doors, walls, tiles and clinkers) for up to one year. NOTE! The warranty does not cover damage caused by carelessness. Water and electricity pipelines are covered by a three-year construction contract. Structural warranty is valid for up to ten years.Appliances, water heaters and air conditioning systems are covered by the manufacturer's warranty.
Power of attorney
We recommend that you issue a power of attorney to your legal representative so that they can handle the acquisition of your Spanish ID number (NIE), sign the purchase contract on the day of entry, and arrange for the contracting of electricity and water.
Admission
Final payment to your representative should be made 10 days before the date of admission. On the day of admission, you will receive the keys to your new residence. It is important to note that electricity and water cannot be contracted before the date of access and that it can take about 4-5 working days for connection to occur. Therefore, we recommend that you leave a power of attorney so that upon your arrival you can move in and start living in the residence.
